From initial desk top study through to completing the sale of your land, trademyland is with you every step of the way.

Almost all our clients start their journey the same way, wondering whether they are sitting on a development opportunity. We help you make the best use of under-utilised or vacant land, which is one of the key issues facing land owners across the country. If you are not sure whether your assets have development potential, we would be delighted to provide you with a free,  no obligation appraisal. When you first contact trademyland we would like to understand what land you have.

 

It could be anything from extensive side or rear gardens, to a house on a generous plot? Outbuildings, garaging, commercial buildings or too much land to manage?​ Perhaps you have similarly minded neighbours with whom you could potentially combine your land for development? Maybe you own a property on a road where development is already happening. Or you have a vision in mind, but don’t know where to start?

People often inherit land and buildings but do not immediately consider the full potential after which it could be too late. Whatever your circumstances, we would be delighted to hear from you. We will assess whether your land has potential and report back to you with our findings.

If our initial assessment is positive, we will arrange a convenient time to visit the land in question.

 

We will then advise you on the best route to maximise the value. We will identify which developer could be most suited to take on the opportunity.​ Much of this will depend on the nature of the land and specialist experience of the developers.

 

From this stage we will agree terms, timescales and your financial returns. When a planning application has been submitted, trademyland will assist the developer where required to aid this process.

We will keep you informed at each key stage in the process.

Upon a successful exchange of contracts and completion of sale, your solicitor would arrange for the proceeds to be transferred to you. You may be required to pay your own solicitor fees, subject to the terms of each agreement.
